OUR STANDARD BASE PRICES
We hope that you will take the time to review our list of "2008 Expanded Base Price Inclusions" also sub-titled “50 Reasons to Build with Horwath.” You’ll get a better feeling for all of the quality upgrades that we include in our standard pricing. Please also take time to read “About our Prices,” which further explains why we think our homes are very competitively priced when you consider the complexity and detail in our designs.
It should go without saying that a design that has more windows, plus more exterior wall, roof and basement complexity like our designs, will cost more that one that has been simplified to minimize those very things that make a house special. In the end, the better the design, the more you and your family & friends will like it, and the better will be your appreciation and marketability when it’s time to sell.
When you request information from us, we will send you our plans that fit the requirements you’ve identified. They will all be individually priced. As a guideline for you, however, we can tell you that our standard prices (with 3 car garage included) range approximately as follows: |
The general reason that 1 story homes (followed by 1-1/2 stories) are more expensive is that they have a larger basement and a larger roof, and a higher percentage of taller walls and ceilings.
ABOUT OUR PRICING
One of the reasons our sales have increased every year since we started our company in 1989, is because we try very hard to keep our costs reasonable. As a matter of fact, despite Katrina, 911, and many other national economic setbacks, plus surging prices for everything from oil to lumber to copper, we have maintained very low margins on all of hour homes. And the upgrades that we've added to our standard inclusions have improved year after year, at Jeff Horwath Family Builders, Inc.
We’ve been told that it is difficult to find other homes that compare to a Horwath home…that is, ones that contain the same amount of beauty and complexity of design… with the same amount of windows, walls, foundation and roof…with the same amount of charm, detail, arches, columns and niches…with the same superior list of standard inclusions…all provided with the highest level of quality & customer satisfaction that we provide…and that do it as cost competitively as we do.
As our company has grown, we’ve always strived to put forth the best team for you… construction managers, office production liaisons, decorating, design and service help. We’ve also partnered for you, with the most dedicated group of subcontractors in the area, who reflect our desire to offer the best product at the best price, and with the best service. However, all along, we have strived to avoid needless overhead, interest expense, and excessive profit. I can share with you more in person about how we do that (we don’t want to give away all of our secrets here), but suffice it to say that we try hard to put more of your money back into your house.
We think our allowances tend to be more generous than you’ll typically find. And we continue to offer all of our services with no additional fees or mark-up beyond our invoice for all of your allowance items. We let you make the selections and sign the proposals, and show you copies of our invoices for all of those allowance selections (carpeting, tile & wood flooring, lighting, cabinets, countertops, mirrors, shower door, towel bars, stone, grading, etc.). We even manage all of your external permits and site improvement costs with no fees or mark-up. We avoid gouging you with change orders, and do not charge change order fees for any changes you make regarding your selections, or plumbing and electrical decisions. We also waive the fee on your first two changes. There’s no extra charge for plan changes, in fact your entire house can be custom and we won’t charge any more than if it were one of our models.
